Why Valley Junction in West Des Moines Is Worth Considering for Your First Home

If you are buying your first home in West Des Moines, Valley Junction is worth a closer look. The area combines older homes at a range of price points with a walkable historic business district, locally owned shops and restaurants, community events, live music, and one of the metro's best-known seasonal farmers markets.

For a first-time buyer, the appeal is not that every Valley Junction home is inexpensive or move-in ready. It is that the neighborhood can offer something different from newer suburban developments: established streets, older housing stock, smaller homes that may fit a starter-home budget, and immediate access to Historic Valley Junction.

This guide uses 2026 market information and recent sales examples. Inventory and prices change constantly, so the numbers below are a snapshot—not a promise of what will be available next week or what a home will sell for in the future.

First Home Valley Junction West Des Moines: Why Buyers Consider This Area

Valley Junction gives first-time buyers an option inside West Des Moines that often looks very different from newer parts of the city. Many homes are older and smaller, and some recent sales have landed in price ranges that can be more approachable than other West Des Moines neighborhoods.

Recent 2026 market data also shows strong buyer interest. Redfin reported a Valley Junction median sale price of about $243,000 over the three months ending June 2026, with homes averaging about 13 days on market during that period. Realtor.com reported a Valley Junction median listing price around $250,000 in its 2026 neighborhood data.

Those numbers do not mean every home will sell quickly or appreciate at the same rate. Condition, pricing, inventory, interest rates, and the overall market still matter. But they do show that Valley Junction is an active housing market rather than a hidden pocket with little buyer attention.

What Do Homes in Valley Junction Cost?

Here are five Valley Junction-area homes pulled directly from the MLS as examples of the kinds of first-home options buyers may find in this part of West Des Moines. These prices and availability can change, but they show the range of older homes that can appear from the mid-$100,000s into the mid-$200,000s.

120 7th Street West Des Moines Iowa Valley Junction first-time buyer home

These MLS examples show why I do not want first-time buyers to automatically rule out West Des Moines based only on citywide pricing. In Valley Junction, older two-, three-, four-, and even five-bedroom homes can sometimes appear at price points that are very different from newer West Des Moines construction.

Older Homes Can Be Part of the Opportunity

A lot of Valley Junction's housing stock is older, which can be both part of the charm and something buyers need to evaluate carefully. Older homes may offer established lots, traditional layouts, front porches, hardwood floors, and architectural details that are harder to find in newer construction.

But an attractive purchase price should never replace a careful look at condition. Before buying an older home, I want buyers paying attention to major systems such as:

  • Roof age and condition

  • Furnace and air conditioning

  • Electrical panel and visible wiring

  • Plumbing and sewer condition

  • Foundation and basement moisture

  • Windows and insulation

  • Drainage around the home

  • Kitchen and bathroom updates

That is exactly why I encourage first-time buyers to understand the inspection process before making decisions on repairs, maintenance, or future costs.

Historic Valley Junction Is Part of the Lifestyle

One of the biggest differences between Valley Junction and many other starter-home areas is what sits right next to the residential neighborhood. Historic Valley Junction is West Des Moines' original downtown, centered along 5th Street, with locally owned shops, restaurants, galleries, antiques, specialty stores, and regular events.

The Historic Valley Junction Foundation describes the district as a compact, walkable mix of old and new. For a buyer who values being close to local businesses and community activity, that is a meaningful location feature to compare with other parts of the metro.

Farmers Market, Live Music, and Community Events

The Valley Junction Farmers Market is one of the district's signature events. In 2026 it ran every Thursday from May through September from 4:00 to 8:00 p.m. along 5th Street, with more than 80 weekly vendors offering produce, baked goods, plants, crafts, and prepared food.

Live music is also part of the market season, with Music in the Junction held at Railroad Park. The district's calendar includes events such as vintage and handmade markets, yoga in the park, seasonal celebrations, Sip & Shop evenings, and holiday events.

That does not make Valley Junction the right fit for every buyer. Some people want newer development farther from commercial activity. Others specifically value having restaurants, shops, and events close by. The important thing is knowing what type of location fits the way you want to live.

What About Resale Later?

First-time buyers often ask whether an established neighborhood will help when they eventually sell. Valley Junction's 2026 market data shows meaningful buyer demand, but I would never tell a buyer that a home is guaranteed to sell quickly in the future.

Resale depends on the market at that time, the home's condition, updates, pricing, competition, interest rates, and the exact location. What an established neighborhood can provide is a recognizable location and a pool of buyers who may already be familiar with the area.

That is another reason condition matters. A well-maintained home with an updated kitchen, bathroom, flooring, roof, mechanical systems, and good presentation can compete very differently from a similar home that has deferred maintenance.

Can You Buy in Valley Junction Around $200,000?

Yes, it is possible, but inventory can be limited. Recent sales show that two-bedroom homes can land around the $200,000 range, while many three-bedroom homes move into the mid-$200,000s or higher depending on size, condition, and updates.

Questions to Ask Before Buying Your First Home in Valley Junction

  • How old are the roof, furnace, air conditioner, and water heater?

  • Has the sewer line been inspected or replaced?

  • Are there signs of basement water or foundation movement?

  • What updates have been completed, and when?

  • Does the home's condition work with my financing?

  • How close do I want to be to the Historic Valley Junction business district and events?

  • What will I need to budget for maintenance after closing?

Is Valley Junction Worth Considering for Your First Home?

If you like older homes, established neighborhoods, local businesses, walkability, and a strong calendar of community activity, Valley Junction deserves a spot on your home search. If you prefer newer construction, larger lots, or a quieter setting farther from commercial activity, another part of West Des Moines may fit you better.

My job is not to tell you which neighborhood you should choose. It is to help you understand what your budget can buy, what you are getting for the money, and what tradeoffs come with each area.

If you are starting your first-home search in West Des Moines or anywhere in Central Iowa, I can help you compare current homes, condition, location, and budget so you can make an informed decision.
