Dallas County Iowa Real Estate: A First-Time Homebuyer Guide to Dallas Center, Adel, De Soto, Perry, Woodward & Waukee
If you are a first-time homebuyer searching around Des Moines, it can be tempting to look only at the metro suburbs you already know. But Dallas County gives buyers several very different options—from Waukee and Adel to smaller communities such as Dallas Center, De Soto, Perry, and Woodward.
The important part is not assuming that every town farther from Des Moines is automatically cheaper. In October 2026, the numbers tell a more complicated story. Some communities do offer lower entry prices and more homes under $250,000, while others have median prices well above Des Moines.
This guide compares several Dallas County communities from a first-time-buyer perspective so you can decide where your budget may stretch farther—and where other trade-offs matter just as much as price.
For first-time buyers, Dallas County Iowa real estate offers a wide range of choices, from lower-priced homes in Perry to higher-priced markets such as Waukee and Adel.

Dallas County Iowa Real Estate: What the 2026 Numbers Show
For context, Redfin reported a Des Moines median sale price of about $227,000 for the three months ending September 2026. That makes Des Moines itself an important benchmark when comparing Dallas County communities.
Here is the general picture from current market data:
Dallas Center: about $245,000 median sale price over the three months ending September 2026.
Adel: about $365,000 median sale price over the same period.
Perry: about $155,000 median sale price.
Woodward: about $360,000 median sale price, but based on very few recent sales, so the number can be misleading.
Waukee: about $388,000 median sale price.
De Soto: recent sales and current listings show a wide range, including several homes in the low-to-mid $200,000s.
Those numbers immediately show why buyers should not rely on a single assumption. Perry currently stands out as the lower-cost market in this group. Dallas Center is closer to Des Moines pricing. Adel and Waukee are generally more expensive overall, while De Soto and Woodward require a closer look at actual inventory because smaller sales samples can move the numbers quickly.

Dallas Center: Small-Town Living Close to the Metro
Dallas Center may be one of the most interesting options for a buyer who wants a smaller community without moving too far from Des Moines. The City of Dallas Center describes itself as being within 20 miles of the greater Des Moines area, and the community includes parks, a pool, trails, the Raccoon River Valley Trail, and other local recreation.
The current median sale price is around $245,000, which means Dallas Center is not automatically cheaper than Des Moines. However, starter-home opportunities do appear. In October 2026, a three-bedroom Dallas Center home was listed at about $240,000 and described as a starter home.
For a buyer who values a smaller community and wants to stay within a reasonable drive of the western Des Moines metro, Dallas Center is worth including in the search.
Adel: More Inventory, but Often a Higher Price Point
Adel offers a mix of older homes, established neighborhoods, and newer construction. The overall market is significantly higher than Des Moines right now, with a recent median sale price around $365,000.
That does not mean first-time buyers should automatically cross Adel off the list. Current Redfin data showed several homes under $250,000, including three-bedroom options near $200,000 to $220,000.
The lesson is that the median tells you what the whole market is doing, not what every individual buyer will pay. A first-time buyer in Adel may need to focus on older homes, smaller homes, townhomes, or specific pockets rather than expecting the citywide median price to reflect starter inventory.
De Soto: Small-Town Access Near I-80
De Soto sits on the southern edge of Dallas County near Interstate 80 and U.S. Highway 169. The city highlights its quick access to the Des Moines metro while maintaining a small-town residential feel.
Current listings show why De Soto can be interesting for first-time buyers. In October 2026, homes around $230,000 were available with three or four bedrooms, while other homes in the community were priced closer to $300,000 and above.
Recent sales also ranged from below $200,000 into the $300,000s. That wide range means buyers should pay close attention to condition, updates, size, and age instead of relying on a single average.
Perry: One of the Strongest Entry-Price Options in Dallas County
Perry is currently the clearest lower-price option among the communities in this comparison. Redfin reported a median sale price of roughly $155,000 for the three months ending September 2026.
The current inventory reinforces that picture. Recent Redfin data showed numerous Perry homes listed below $250,000, including several two-, three-, and four-bedroom homes between roughly $125,000 and $225,000.
Perry also offers more community infrastructure than some smaller towns, including parks, recreation facilities, the Raccoon River Valley Trail, and connections to regional trail systems.
The trade-off is distance. Perry is farther from Des Moines than Dallas Center, Adel, or De Soto, so buyers who commute daily should calculate both drive time and fuel costs before deciding that the lower purchase price automatically makes it the better financial choice.
Woodward: Look at the Listings, Not Just the Median
Woodward is a good example of why small-town market statistics need context. Redfin reported a median sale price near $360,000, but only two homes were included in the most recent monthly sales count. In a small market, one or two unusual sales can move the median dramatically.
Current inventory tells a more useful story for first-time buyers. Redfin showed several homes under $250,000, including three-bedroom options around $250,000 and a two-bedroom townhome around $245,000.
Woodward also has access to the High Trestle Trail and is about 25 miles north of Des Moines according to the city's community profile.
For buyers interested in Woodward, I would focus more on the actual homes available at the time of the search than on the headline median price.
Waukee: A Useful Comparison, but Not Usually the Budget Option
Waukee is one of the most recognizable Dallas County markets, but it is not currently the low-cost choice in this group. The recent median sale price was about $388,000.
There are still options below $250,000, including townhomes and smaller attached properties. That can work well for some first-time buyers, but buyers looking for a detached single-family home may find more choices at lower price points in Perry, De Soto, Dallas Center, or other smaller communities.
Waukee remains a useful comparison because it shows that living in Dallas County does not automatically mean paying less than Des Moines.
Can You Really Save Money by Moving Farther Out?
Sometimes, yes—but not always.
Perry currently offers the clearest evidence of lower entry prices. De Soto and Woodward have individual homes that can compete well with Des Moines pricing. Dallas Center is relatively close to the Des Moines median. Adel and Waukee are higher overall.
The better question is not simply, ‘Which town is cheapest?’ It is, ‘Where can I find the right home at a total monthly cost that works for me?’
That total cost includes more than the purchase price. Buyers should compare property taxes, insurance, commuting costs, utilities, maintenance, homeowners association fees when applicable, and the amount of work an older home may need.
Older Homes Can Create Opportunity—and Extra Responsibility
Many of the lower-priced homes in smaller Iowa communities are older. That can be a good thing. Older homes may offer established neighborhoods, larger lots, mature trees, and more square footage for the money.
But buyers should also pay close attention to the major systems and structure. Roofs, foundations, sewer lines, electrical systems, plumbing, windows, heating and cooling systems, drainage, and past additions can all affect the real cost of ownership.
My background includes more than 20 years in structural drafting, so when I tour homes with buyers I naturally pay attention to construction details and potential concerns. That does not replace a professional home inspection, but it can help buyers know what questions to ask before they get emotionally attached to a property.

First-Time Buyer Financing and Down Payment Assistance in Iowa
A lower home price can help, but financing still matters. Iowa's FirstHome program is available to eligible first-time buyers and can be paired with certain mortgage and down payment assistance options through participating lenders.
The Iowa Finance Authority defines a first-time homebuyer as someone who has not owned their primary residence during the previous three years, with certain exceptions.
Important: Iowa's down payment assistance programs are changing effective November 2, 2026. Because assistance amounts and program structures can change, I recommend confirming the current options with an IFA-participating lender before building your purchase plan around a specific grant or second-loan amount.

How I Would Compare These Dallas County Communities as a First-Time Buyer
If your priority is the lowest purchase price, I would start by watching Perry closely.
If you want a smaller town while staying closer to the western Des Moines metro, Dallas Center and De Soto deserve a look.
If you like Adel, do not assume it is out of reach—but expect to search selectively because the overall market is higher.
If you are considering Woodward, judge the current listings rather than the median because the market is too small for one number to tell the whole story.
And if you are comparing Waukee, understand that it may offer different housing styles and newer options, but it is not currently the lowest-priced Dallas County market.
Should You Buy Your First Home in Dallas County, Iowa?
Dallas County gives first-time buyers more choices than one headline price can show. Some communities offer lower entry points, others offer proximity to the metro, and others may give you a different balance of home size, condition, lot size, and commute.
The right answer depends on your budget and priorities. I can help you compare homes in Dallas Center, Adel, De Soto, Perry, Woodward, Waukee, and throughout Central Iowa without pushing you toward one town simply because it is popular.
